Project Director - Developer/ Residential Development in Hong Kong

Our client is a listed and integrated property developer in Hong Kong, with a diverse portfolio that includes residential developments, shopping malls, industrial buildings, and commercial projects.

To spearhead their upcoming large-scale residential initiative— featuring multiple towers, a premium clubhouse—they are currently seeking a high-caliber Project Director/ Head of Project.

Stepping into this critical leadership role, you will take ownership of the project lifecycle and lead an established internal Project Management team to deliver this landmark project to the highest standard.

Job Duties:

• Direct and manage the full project lifecycle, taking charge of master programming, design supervision, tendering/bidding, and rigorous cost and time management.
• Lead and mentor the internal Project Management team to ensure high-performance delivery.
• Collaborate and negotiate effectively with external consultants, architects, and main contractors to drive project momentum and ensure design intent is met.
• Act as the primary representative to liaise with key government authorities to secure necessary approvals and ensure seamless project progression.
• Provide strategic project updates to the executive board, delivering monthly reports and presentations on design strategies, budget utilization, and schedule tracking.

Requirements:

• Master's degree in Architecture with HKIA qualification.
• Minimum 15 years of proven experience in the real estate sector, with a substantial track record working for reputable property developers in Hong Kong.
• Solid, demonstrable experience in leading large-scale, high-density residential projects (over 1,000 units) from start to finish is essential.
• A natural leader with extensive experience in managing internal cross-functional teams and driving external consultants.
• Excellent command of written and spoken English, Cantonese, and Mandarin.
• Deep understanding of Hong Kong building regulations and development control. While hands-on drafting is not required, the ability to strategically review architectural designs and BIM/Revit models is necessary.
